10 Steps to Your Own Home
Building Guide
A simple and clear guide that will help you understand all the steps from decision-making to living in your modular home.
Step 1
Decision to Build a House
You have decided to build your own house — congratulations!
- Choosing a modular house — faster, more efficient, higher quality
- What matters is not just the house model, but the entire process from start to finish
2
Step 2
Land Plot
Before you start, several essential questions about the land plot need to be clarified.
- Whether you already have a land plot or plan to purchase one
- Whether modular house delivery is possible — access for long trucks and crane access
- Electricity connection — critically important
- Water — connection to existing or possible well/borehole
- Sewage — connection to existing or biological sewage system
3
Step 3
Project
The project is developed and provides clear answers to essential questions.
- House placement on the land plot
- Water, electricity, and sewage solutions
- Building possibilities and restrictions
- The project is coordinated with building authorities and a building permit is obtained
- The manufacturer can provide project development and coordination
Step 4
Starting Project Realization
The project is approved and the building permit is obtained — you can safely begin!
- A contract is signed with Create House for modular house manufacturing
- Practical work can safely begin
Step 5
Site Preparation
The land plot is prepared for construction work.
- Deforestation if needed (cooperation partners available)
- Site preparation for construction work
- Access for heavy machinery must be provided
6
Step 6
Parallel Work
Manufacturing and construction work happen simultaneously to avoid unnecessary waiting.
- The manufacturer starts house production in the factory
- The client builds the foundation (usually screw piles)
- The client connects utilities to the house — centralized connections or well + biological sewage
Step 7
Landscaping
Can begin after utilities are connected.
- House delivery needs must be considered
- Crane access must remain clear
- Landscaping planned so as not to interfere with installation
8
Step 8
House Delivery & Installation
The most exciting stage — your house arrives!
- The house is delivered to the site
- Installed on the prepared foundation
- Connected to utilities
- The house is ready for living
Step 9
Commissioning
The final formal steps before full-time living.
- Building survey
- Utility as-built measurements
- Electrical installation measurements and load tests
- Smoke detectors
- Chimney sweep certificate (if there is a fireplace)
- Commissioning at the building authority
- The manufacturer can help with coordination

Step 10
Living in Your Own Home
